What We Inspect

Townhouse inspections are similar to home inspections, but what’s included depends on the type of ownership.

  • For condo-style townhomes, the HOA is usually responsible for the building exterior, roof, and common areas. In these cases, the inspection often focuses on the interior systems and finishes of the unit.
  • For fee-simple townhomes, the owner is responsible for both the interior and exterior (including the roof, siding, and yard). These inspections are more like a single-family home inspection.

What We DON’T Inspect

We typically don't inspect HOA/common property responsibilities. However, as good inspectors we can note visible issues with them and recommend checking HOA documents for coverage upon request.

Pools, gyms, parking lots, or community centers aren’t included.

Shared plumbing lines, party walls, shared attics, or electrical systems between units are not fully inspectable.
